If you're planning on selling a land investment that you currently own, it comes down to two different ways of selling. You can either sell through a real estate agent and get listed on the Multiple Listing Service (MLS). Or you can choose to cut out the middle man and sell it as a For Sale by Owner (FSBO).
FSBO selling is becoming more and more popular ever since the housing market boom started. It's a great way to know that your profits on the sale are not getting cut into by real estate agents and their commission, and it allows you to have the most control over the way the transaction is handled. Because land isn't sold nearly as high as land with a house on it, it rarely goes into six figures. So if you sell it through an agent who takes commission, it severely cuts into your profits at the end of the sale.
Land is an excellent investment because it appreciates in value without doing anything extravagant to it, and the demand for it is generally high. Selling your land FSBO will always guarantee that your profits will never be undercut by having to pay commission to an agent who would do the same job that you would do.
