But how do you establish a level of trust with the buyers? Here are some ways to establish that relationship.

Giving off a relaxed and confident appearance and communication is one way to make the buyer more relaxed throughout the purchase. People who are tense, nervous, and excited give off an appearance that maybe this person is trying to hide something, even if you're not. You may want to practice in front of a mirror, or with friends and acquaintances, if you have never negotiated before. This will help you be sure that you're not giving off any odd vibes during the process.

Sell the house as it truly is. Stick to specific items in the house, and don't try to say things just because you think they sound well. Sticking to the truth and being honest and trustworthy is what is going to set you apart from other sellers.

Make sure to keep a level head when dealing with buyers. Remember that you're the sellers, and they're the customer, and the customer is always right. If they say something negative about a color or the floor plan, instead of arguing with them over it, and therefore insulting the buyer, just let them know politely that everyone has different tastes, and that while they may not like that, they may like other aspects of the house. Arguing with someone when it comes to business never works, and insulting a buyer will never get you a sale.

If there are defects in the house, let them be known. Hiding them will not help you in the long run, as defects in a home have a way of showing themselves, whether it's from a home inspection done on the buyer's side, or just from a walkthrough. And if you didn't state anything about the defects that you knew of, the buyer's going to look down on you and possibly walk away if it's bad enough. Again, you need to keep that trust bond going, because it's one of the only things that keeps the buyer interested in your home.

If you blatantly lie about anything regarding the property, it'll severely hamper the deal. Lying about the roof, claims against the title, past claims regarding floods or other damage, or anything else will show up eventually whether it's through a walkthrough, a home inspection, or even during closing. The buyer can walk away at any time, and they'll walk if they found out that you lied about something important with the house.

Like in all business, no matter what you're selling, it will always behoove you to be as honest, thorough, and forthright. It works just as well when you're an FSBO seller. Being able to negotiate well, keep a cool head, and gain their trust will insure a quick and efficient home sale.
