Certain houses sell immediately while others may remain for months and even years on the market. Generally when a house lingers on the market, your first instinct will tell you to drop the asking price, but that’s not always the reason why the house isn’t selling.
There are many reasons why houses may sell at a lower price including the economy of the local area, how many homes there are currently on the market, the number of buyers looking to purchase a new house, the skill of the realtor, and even the way the house is presented and shown to potential buyers.
You have to be in tune with what the buyers are looking for. Most potential buyers want a house that is all finished and ready to move right in, but what seems to be mostly on the market are “fixer uppers”. The best thing to do when getting your home ready for a quick sale is not give credit off of the price, but rather fix the item yourself and ask more for the selling price. You’ll find that it will speed up the time that your house is on the market.
Also take a look at your home as if you were the one that was going to buy it. What details would you want fixed? You should get your home in the best possible condition for the potential buyers and notice things like painting, new carpets, holes in the walls, and other cosmetic damages.
It’s also a good idea to have a professional thorough inspection of your house before the potential buyers have their own inspection. That way you are not startled by any hidden, unsuspecting damages that your house may have. If you just leave it up to the buyers to have their own inspection and they find costly damages, it only allows the buyer to have negotiating power. Also get other inspections such as a pest control inspection just to make sure.
After you’ve gotten your home into selling condition, it’s good to shop around for potential agents. Ask them for a Comparative Market Analysis (CMA) of all the homes in your area to see how your house measures up. Ask the agent’s advice of how much they think your house could sell for and in what range they think your house will fall under. You should choose the best agent that you feel the most comfortable with and who seems like they’re eager to help you. If they take their time getting in communication with you, just imagine how impossible it will be to contact them when you really need them.
Lastly, when you consider the price of your house, don’t overprice it thinking that you can make a large profit. Being greedy will only turn potential buyers away. Be willing to negotiate and work with the buyer to haggle the price.
