Property Description

Property Location: <B>5785 Ridge Road (1.5 blocks south of John Beers Road). It is located in the Stalemates Sub-division Lot #38, Stevensville Village, Berrien County, Michigan. Only two blocks from downtown.</B> <P>The lot is basically 110’ at the street and 132’ at the rear of the property x 132’ on the north and x 134 on the south, approximately .33 acre. The property behind the house is a wooded ravine area and the property to the south is a state owned vacant property (actually designated as a street on the site map, that was never put in with no apparent plans to ever put one in). Not close to any other homes.

<P>This home was first built in 1894 and was one of the first homes to be erected in Stevensville. I purchased it is February, 2004 and have worked on it for most of the time since then. It truly has had a complete make over. It is basically a new house inside. We attempted to maintain the old charm of the interior, by saving all of the original wood trim and refinishing (stripped all of the old paint and varnish) and refinished all of it.

<P><B>Outside the home</B>:
The house has been sided with steel siding. The windows have been replaced (previously) with the upstairs most recently replaced. A New French door was installed in the dining room to provide access to the back yard, along with a new window in that room. The door from the kitchen is a fire rated, as this was the planned door to a garage that I never got to, along with new storm doors. The roof was totally removed and a new architecture style 30 year shingles were installed by a building contractor in October, 2005. The end peaks were covered with decorative scallops to add charm to the house. A night light and 20 foot flag pole (with a dusk to dawn light) were installed.

<P><B>Inside the home</B>:
New electric wiring: This included a new line in from the street, new entrance cable, new 200 amp service box (with some open circuits for a garage and other circuit if required). All new electrical light switches and outlets. New lights fixtures and three fans. There are 6 smoke alarms in the house. One on each floor and one is each bedroom. They are all wired together, (per code) and when one is activated, they all are set off. All covered by electrical permit and appropriate approvals when completed.

<P><B>All new plumbing:</B> There is a new copper water line in from the street. All of the interior plumbing is new copper pipe. There are numerous shut-off valves strategically placed in the water lines. The hot water heater is new and is a high efficiency model. The drain pipes in the house are all new. All of the plumbing fixtures are new. The tub/shower water valves are Delta (non scald models). All covered by plumbing permit and appropriate approvals when completed.

<P><B>All new heating / cooling system:</B> The furnace is a high efficiency furnace with separate controls for the 2nd floor and the 1st. floor / basement. There are dampeners which control the air flow to each area, which allows the upstairs to be maintained at different temperatures that the rest of the house. The central air conditioner is also new. All covered by mechanical permit and appropriate approvals when completed.

<P><B>Utility Room / Entrance Way:</B> This room has new flooring and a nice sized closet (30� x 63�). The closet doors are wood (all doors stained and varnished). The hand rail around the basement steps is to code, as is the hand rail to the basement.

<P><B>Kitchen:</B> The kitchen has been completely remodeled. The room was gutted and new drywall on all walls and ceiling. There are new 42� cabinets, new counter tops, with an eating area at one end, new wood flooring, and new window. The door entrance way is a fire proof (per code) planned as the entrance to a garage. There is also a step into pantry, with lots of storage racks. The porcelain sink is new, along with the fixtures and garbage disposal. These appliances stay with the house: Trash Compacter, Refrigerator, Glass Ceramic Range and Over-the-Range Microwave and Dishwasher. The Range and Dishwasher are new.

<P><B>Casual Dining Area:</B> This area has wood flooring same as kitchen and new light fixture.

<P><B>Bathroom Downstairs:</B> This room also completely remodeled. Added a corner all glass shower, new lavatory, new vanity & sink – new light fixtures and vent fan, new ceramic tile floor, wood pocket door and a storage cupboard above lavatory.

<P><B>Laundry Room:</B> This room is just off the kitchen with new wood floor, same as the kitchen and casual dining area. There are two storage cabinets above the washer / dryer area that match the kitchen cabinets.

<P><B>Dining Room:</B> The interior walls have all new drywall. There is a new window and French Doors to outside walk way around the back of the house. This would be where a nice deck should be considered to be installed. All new carpet through the rest of the house

<P><B>Living Room:</B> New inside walls. The entire inside walls have had the plaster removed and replaced with drywall. They were all insulated prior to putting the drywall board on.

<P><B>Den / Bedroom downstairs:</B> The den has a large walk-in closet. The wood doors are new (all stained to match the woodwork. This room could serve as an additional bedroom.

<P><B>Bathroom Upstairs:</B> There was no bathroom upstairs, so we added one. The tub/shower have ceramic tile. There is a large storage cabinet (that matches the kitchen cabinets). The floor is also ceramic tile. There is a new vanity, sink and lavatory. New light fixtures and a vent fan

<P><B>Master Bedroom Upstairs:</B> New inside walls, large walk-in closet with wire shelves, and a wood pocket door. New fan/light fixture and wood door, and new carpeting.

<P><B>2nd Bedroom Upstairs:</B> - Nice walk in closet added, with wood pocket door. Spot for a small desk or computer stand. New wood door and carpeting.

<P><B>3rd Bedroom:</B> This is a smaller room with cove ceilings. Would make a good children’s room or play area. Small closet with shelves and clothes rod. New carpeting.

<P><B>Basement:</B> The basement is a full basement. There are three areas of the basement with lots of storage space. It is a dry basement (the house sets up on a small hill. The floors and walls have been painted.

<P><B>Attic:</B> The attic has had additional insulation added by owner in October, 2005.
